Directions to Auction Site: From the Courthouse Square in downtown Paris, travel north on Main St./IL Hwy. 1 for 12 blocks to Elliot St., turn east on Elliot St., the 4-H Building is on the north side of Elliot St.

Directions to Property: From Paris, IL travel north 7 miles on IL Hwy. 1 to CR 1800N, travel west 1/2 mile on CR 1800N to property on south side of road. Property also has road frontage on IL Hwy. 1.

Property Description: 61.97 +/- acres that offers the best of both worlds, productive tillable farmland for ROI (return on investment) and exceptional hunting woodlands for Whitetail Deer! According to Edgar County FSA Office this tract consists of 22.81 tillable acres classified HEL with 12.15 acres corn base, 10.66 acres soybean base; PLC-yield of 140 for corn, 45 for soybeans. The Productivity Index (PI) for the tillable soils on this property is 118.2. This property offers approximately 36 acres of woodlands for exceptional Whitetail Deer hunting and is situated next to Willow Creek State Habitat Area. During the 2016 Whitetail Deer hunting season, 6 deer were harvested from the woodlands.

Auction Terms and Conditions

Auction Procedure: This property will be offered in one tract on a per acre basis. The final bid price is subject to the Seller’s acceptance or rejection.

Down Payment: Ten percent (10%) down payment on the day of the auction upon signing a purchase agreement immediately following the close of the auction. The down payment can be paid by personal check, corporate check or cashier’s check. The remaining balance will be due on or before April 28, 2017 at the closing with delivery of deed. Property is being sold subject to any easements or right of ways of public record. Bidders should keep in mind that your bidding is not conditional to financing, so make certain that you have arranged financing if you need it.

Reimbursements: The Buyer shall reimburse the Seller for fall fertilizer and chemical expenses incurred in the fall of 2016 in preparation for the 2017 crop year.

Possession: Buyer will receive full possession at the time of closing.

Acceptance of bid prices: The successful bidder will be required to sign purchase agreement at the auction site immediately following the close of the auction. The final bid price is subject to the Seller’s acceptance or rejection.

Title: Seller will offer title insurance on the property being offered in the auction. Seller shall pay the premium for the Title Insurance Policy and the only seller’s search charges. Any search charges and closing costs associated with the buyer shall be paid by the buyer.

Survey: The subject property has an existing legal descriptions that can be used in its transfer. Therefore, the Sellers will not be providing a survey. You will be bidding and closing on the tax bill acreage.

Real Estate Taxes: The Seller shall give the Buyer a credit at the time of closing for the 2015 taxes paid in 2016, based upon the most recently ascertainable tax figure available at closing. Buyer will assume all real estate taxes payable in 2017 and thereafter.

Mineral Rights: Buyer will receive mineral rights owned by the seller.

Agency: Moss Auction Team and their staff are exclusive agents for the Seller.
