Directions to Auction Site: From the Courthouse Square in downtown Paris, travel north on Main St./IL Hwy. 1 for 12 blocks to Elliot St., turn east on Elliot St., 4-H Building is on the north side of Elliot St.

Directions to Property: From Chrisman: at intersection of IL Rt.1 & US Hwy. 36, travel south 1.5 miles on IL Rt. 1 to CR 2060N/Grapevine Rd., travel west 1 mile on CR 2060N/Grapevine Rd. to property on south side of road. Watch for signs.

Tract Descriptions:

Tract 1: 3.0 +/- acres for possible country building site with excellent road frontage. Improvements on this tract include a 42′ x 60′ pole building and two 3,000 bushel grain bins.  

Tract 2: 41.33 +/- acres with 36.03 acres of productive tillable farmland with road front on CR 2060N.

F.S.A. Information: 36.03 tillable acres classified NHEL with 20.9 acres corn base, 17.5 acres soybean base, .9 acres wheat base; direct yields-121 bushels for corn, 44 bushels for soybeans, 43 bushels for wheat; counter cyclical yields-121 bushels for corn, 43 bushels for soybeans, 43 bushels for wheat.

Tenant Rights: Tenant rights are open for the 2014 crop year.

Real Estate Taxes: The real estate taxes will be deducted from the selling price based on the taxes paid in 2013. Buyer(s) will assume real estate taxes payable in 2014 and thereafter. The estimated real estate taxes paid in 2013 were $811.88.

Auction Terms and Conditions

Auction Procedure: This property will be offered in 2 tracts or as a whole. Bidders will be able to bid on either tract or the whole acreage at several different times. The property will be sold in the manner resulting in the highest total sale price, subject to the seller’s acceptance. The auction procedure, conduct and bid increments are at the direction and discretion of only the Auctioneer.

Survey: Any need for a survey shall be determined solely by the seller. At the seller’s option, seller shall provide a survey for any tract where there is no existing legal description or where new boundaries are created by the tract divisions at the auction. Closing prices shall be adjusted to reflect any difference between advertised and surveyed acres. Costs of any survey work shall be shared evenly by the seller and buyer(s).

Down Payment: Ten percent (10%) down payment on the day of the auction upon signing a purchase agreement immediately following the close of the auction. The remaining balance will be due on or before April 18, 2014 at the closing with delivery of deed. Property is being sold subject to any easements or right of ways of public record. Buyer(s) will receive full possession at the time of closing. Buyer(s) should keep in mind that your bidding is not conditional to financing, so make certain that you have arranged financing if you need it.

Acceptance of bid prices: The successful bidder(s) will be required to sign purchase agreements at the auction site immediately following the close of the auction. The final bid price is subject to the Seller’s acceptance or rejection.

Title: Seller will offer title insurance on the property being offered in the auction.

Mineral Rights: Buyer(s) will receive mineral rights owned by seller.
