Auction Location: Newport Lions Club, 240 South Main Street, Newport, IN.

Property Location: From Dana, IN at intersection of US Hwy. 36 & IN Rt. 71, travel south 2.5 miles on IN Rt. 71 to property on the west side of IN Rt. 71. Watch for signs.

Property Description: 149.46 +/- acres with 144.95 acres of productive tillable farmland located in Section 11 of Helt Township. Property has road frontage on the south and north boundaries, in addition to part of the east boundary on IN Rt. 71. This farm is located within a few miles of the newly built AC Grain, Inc. elevator in Dana, IN.

Property Inspection: Individual on-site inspections by prospective buyers is permitted via foot traffic. Please no motored vehicles.

F.S.A. Information: 148.95 acres of cropland classified NHEL with 75 acres corn base with a direct yield of 119 bushels for corn. 4 acres are enrolled in the Conservation Reserve Program (CRP). Of the 4 acres in CRP, 2 acres are in a filter strip contract until 9/30/2014 with an annual payment of $129/year and 2 acres in a grass waterway contract until 9/30/2020 with an annual payment of $247/year.

Real Estate Taxes: The 2012 taxes paid in 2013 were $5,652.

Tenant Rights & Possession: Tenant rights are open for the 2014 crop year. Full possession will be given to the buyer at time of closing.

Auction Terms and Conditions

Down Payment: Ten percent (10%) down payment on the day of the auction upon signing a purchase agreement immediately following the close of the auction. The remaining balance will be due on or before December 20, 2013 at the closing with delivery of deed. Property is being sold subject to any easements or right of ways of public record. Buyer will receive full possession at the time of closing. Buyer(s) should keep in mind that your bidding is not conditional to financing, so make certain that you have arranged financing if you need it.

Acceptance of bid prices: The successful bidder will be required to sign purchase agreements at the auction site immediately following the close of the auction. The final bid price is subject to the Seller’s acceptance or rejection.

Real Estate Taxes: The real estate taxes will be deducted from the selling price based on the taxes paid in 2013.  Buyer will assume real estate taxes payable in 2014 and thereafter.

Title: Seller will offer title insurance on the property being offered in the auction.

Mineral Rights: Buyer will receive mineral rights owned by seller.
