Directions to Property: From Martinsville, travel north 9 miles on Cleone Rd./CR 9 to CR 2200 Rd., (.5 mile north of Clarksville Rd.), travel west .5 mile on CR 2200 Rd. to property on north side of road. Watch for signs.
Property Description: 60 +/- acres with 56.93 acres of productive tillable farmland located in Section 23 of Westfield Township. Property has road frontage on both the south and west boundaries.
Property Inspection: Individual on-site inspections by prospective buyers is permitted via foot traffic and only if the 2013 soybean crop has been harvested by the current tenant. Please no motored vehicles.

Auction Terms and Conditions
Down Payment: Ten percent (10%) down payment on the day of the auction upon signing a purchase agreement immediately following the close of the auction. The remaining balance will be due on or before December 20, 2013 at the closing with delivery of deed. Property is being sold subject to any easements or right of ways of public record. Buyer will receive full possession at the time of closing. Buyer(s) should keep in mind that your bidding is not conditional to financing, so make certain that you have arranged financing if you need it.
Acceptance of bid prices: The successful bidder will be required to sign purchase agreements at the auction site immediately following the close of the auction. The final bid price is subject to the Seller’s acceptance or rejection.
Real Estate Taxes: The real estate taxes will be deducted from the selling price based on the taxes paid in 2013. Buyer will assume real estate taxes payable in 2014 and thereafter.
Title: Seller will offer title insurance on the property being offered in the auction.
