Directions to Auction Site: From IL Rt. 1/US Highway 150 in Georgetown turn east on Mill St. at stop light, travel east for 6 blocks on Mill St. to Seminary Street, turn north on Seminary Street, travel north to Georgetown Fair Grounds Banquet room on the right.
Directions to Property: From Ridge Farm, IL: travel west 4 miles on Indianola Road/County Road 16 to Tract 2 on north side Indianola Road/County Road 16. Travel on west .5 miles to CR 1100E, travel south .5 mile on CR 1100E to Tract 1 on the east side of the road. Watch for signs.
Tract 1:160 +/- acres of highly productive farmland consisting of 163.2 +/- tillable acres with predominately class A soils of Drummer and Flanagan classified NHEL and road frontage along CR 1100E.

Auction Terms and Conditions
Auction Procedure: This property will be offered in 2 individual tracts or as a whole. Bidders will be able to bid on individual tracts or the whole acreage at several different times during the auction. The property will be sold in the manner resulting in the highest total sale price, subject to the seller’s acceptance. The auction procedure, conduct and bid increments are at the direction and discretion of only the Auctioneer.
Acceptance of bid prices: The successful bidder(s) will be required to sign purchase agreements at the auction site immediately following the close of the auction. The final bid price is subject to the Seller’s acceptance or rejection.
Down Payment: Ten percent (10%) down payment on the day of the auction upon signing a purchase agreement immediately following the close of the auction. The payment(s) may be in the form of cashier’s check, personal check or company check. All funds will be deposited and held in escrow by the Law Firm of Kesler, Nelson, Garman, Brougher & Townsley, P.C..
Conditions: Property is being sold subject to any easements or right of ways of public record. Buyer(s) should keep in mind that your bidding is not conditional to financing, so make certain that you have arranged financing if you need it.
Title: Seller will offer title insurance on the property being offered in the auction.
Closing: The closing will take place on or after January 4, 2016 at the Law Firm of Kesler, Nelson, Garman, Brougher & Townsley, P.C. locatedat 220 North Vermilion Street, Danville, IL.
Mineral Rights: All of the seller’s mineral rights, if any, will be conveyed to the buyer.
