Directions to Auction Site: From the Courthouse Square in downtown Paris, travel north on Main St./IL Hwy. 1 for 12 blocks to Elliot St., turn east on Elliot St., 4-H Building is on the north side of Elliot St.
Directions to Property: From Chrisman, IL: travel east 4 miles on US Hwy. 36 to CR 1950E/Scottland Road, travel north 4 miles on CR 1950E/Scottland to property on both sides of the road. Watch for signs.
Tract 1:117.09 +/- acres of highly productive farmland consisting of 119.5 tillable acres with predominately class A soils of Drummer, Flanagan and Elburn classified NHEL and road frontage along CR 1950E. The Productivity Index (PI) for the soils on this tract is 143.49.
Tract 2: 50 +/- acres of tremendous farmland consisting of 48.25 tillable acres with predominately class A soils of Drummer & Elburn classified NHEL and road frontage along CR 1950E & CR 2650N. The Productivity Index (PI) for the soils on this tract is 143.43.
Tract 3:40 +/- acres of good quality farmland consisting of 33.11 tillable acres classified HEL with both class A and B soils of Flanagan, Drummer, Harvard and Dana with road frontage along CR 1950E. The Productivity Index (PI) for the soils on this tract is 135.46.
Tenant Rights: Tenant rights are open for the 2016 crop year. Buyer(s) will be given tenant rights to allow spring field work before the actual closing. Buyer(s) will also reimburse former tenant for applied dry fertilizer for the 2016 crop.
Real Estate Taxes: The real estate taxes will be deducted from the selling price(s) based on the taxes paid in 2015. Buyer(s) will assume real estate taxes payable in 2016 and thereafter. The real estate taxes paid in 2015 were as follows: Tract 1 $5,119.02; Tract 2 $2,181.92 and Tract 3 $993.44.
Auction Terms and Conditions
Auction Procedure: This property will be offered in 3 individual tracts or as a whole. Bidders will be able to bid on individual tracts or the whole acreage at several different times during the auction. The property will be sold in the manner resulting in the highest total sale price, subject to the seller’s acceptance.
Down Payment: Ten percent (10%) down payment on the day of the auction upon signing a purchase agreement(s) immediately following the close of the auction. The remaining balance will be due on or before May 11, 2016 at the closing with delivery of deed. Property is being sold subject to any easements or right of ways of public record. Buyer(s) will receive full possession at the time of closing. Bidders should keep in mind that your bidding is not conditional to financing, so make certain that you have arranged financing if you need it.
Acceptance of bid prices: The successful bidder(s) will be required to sign purchase agreement(s) at the auction site immediately following the close of the auction. The final bid price is subject to the Seller’s acceptance or rejection.
Title: Sellers will offer title insurance on the property being offered in the auction.
Mineral Rights: Buyer will receive mineral rights owned by the seller.
