Auction Location: on site at 205 Yates Street, Allerton, IL.
Directions Property: From Champaign, IL travel east on Interstate 74 to IL Rt. 49 at Ogden (Exit # 197), travel south on IL Rt. 49 for 16 miles to Allerton.
Property Descriptions: approximately 20,000 plus sq. ft. commercial building, formally known as the Allerton Implement Company. Auction Terms and Conditions: Ten percent (10%) down payment on the day of the auction upon signing a purchase agreement immediately following the close of the auction. The down payment can be paid by personal check, corporate check or cashier’s check. The remaining balance will be due on or before December 30, 2018 at the closing with delivery of deed. Properties are being sold subject to any easements or right of ways of public record. Bidders should keep in mind that your bidding is not conditional to financing, so make certain that you have arranged financing if you need it.
Acceptance of bid price: The successful bidder will be required to sign a purchase agreement at the auction site immediately following the close of the auction. The final bid price is subject to the Seller’s acceptance or rejection.
Possession: Buyer will receive full possession at the time of closing.
Title: Seller will offer title insurance on the properties being offered in the auction. Seller shall pay the premium for the Title Insurance Policy and the only seller’s search charges. Any search charges and closing costs associated with the buyer shall be paid by the buyer.
Real Estate Taxes: The seller will pay the 2017 real estate taxes due in 2018. Buyer will assume the real estate taxes payable in 2019 and thereafter.
