Auction location: Edgar County 4-H Building, 319 E. Elliot St., Paris, IL.

Directions to Auction Site: From the Courthouse Square in downtown Paris, travel north on Main St./IL Hwy. 1 for 12 blocks to Elliot St., turn east on Elliot St., the 4-H Building is on the north side of Elliot St.

Directions to Property: From intersection of US Hwy. 36 & IL Hwy. 1 at Chrisman, IL travel east 6.5 miles on US Hwy. 36 to CR 2350E, travel south 1 mile on CR 2350E to CR 2100N, travel west .5 mile on CR 2100E to CR 2300E, travel south 4.5 miles on CR 2300E to property on the west side of the road. Tract Descriptions:

Tract 1: 78.231 +/- acres of productive Edgar County farmland located in Section 29 of Brouilletts Creek Twp.. According to the Edgar County FSA office this tract consists of 76.89 tillable acres with 65.12 classified as NHEL and 11.77 classified as HEL. This tract has road frontage on CR 1650N on the south boundary and CR 1700N on the north boundary. The Productivity Index for the soils on this tract is 117.9.

Tract 2: 41.0 +/- acres of exceptional Brouilletts Creek Township farmland situated in Section 29. According to the Edgar County FSA office this tract consists of 39.71 tillable acres classified NHEL. This tract has road frontage on CR 1650N and is improved with a 116′x24′ multi-purpose building and a 24′x’16′ general use building. The Productivity Index for the soils on this tract is 118.2.

Tract 3: 22.133 +/- acres in Section 29 Brouilletts Creek Township consisting of an outstanding 1,664+/- sq. ft. ready to move into country home, pole barn improvements and fenced rolling pastureland with running creek water. Auction Terms and Conditions

Auction Procedure: This property will be offered in 3 individual tracts. Each tract shall stand on its own merits and will not be combined with any other tracts. Bidders will be able to bid on any tract at several different times during the auction resulting in highest total sale price. The final bid prices are subject to the Sellers’ acceptance or rejection. The auction procedure, conduct and bid increments are at the direction and discretion of only the Auctioneer.

Down Payment: Ten percent (10%) down payment(s) on the day of the auction upon signing a purchase agreement(s) immediately following the close of the auction. The down payment(s) can be paid by personal check, corporate check or cashier’s check. The remaining balance(s) will be due on or before December 13, 2018 at the closing(s) with delivery of deeds. Property is being sold subject to any easements or right of ways of public record. Bidders should keep in mind that your bidding is not conditional to financing, so make certain that you have arranged financing if you need it.

Acceptance of bid prices: The successful bidder(s) will be required to sign purchase agreement(s) at the auction site immediately following the close of the auction. The final bid price is subject to the Seller’s acceptance or rejection.

Possession: Buyer(s) will receive full possession at the time of closing.

Title: Seller will offer title insurance on the property being offered in the auction. The Seller shall pay any search and closing costs that are customarily associated for a seller. The Purchaser(s) shall pay closing costs that are customarily associated with a real estate purchase. Both the Seller and the Purchaser(s) shall each pay one-half (1/2) of the fees of the closing agent. Upon full receipt of the entire purchase price by Seller, Seller shall deliver to the Buyer(s) a Warranty Deed conveying title in and to the property to the Purchaser(s).

Closing: The closing(s) will take place on or before December 13, 2018.

Mineral Rights: Buyer(s) will receive mineral rights owned by seller.

Real Estate Taxes: The real estate taxes for Tracts 1 & 2, the Seller shall give the Buyer(s) a credit at the time of closing for the 2017 taxes paid in 2018, based upon the most recently ascertainable tax figures available at closing. The real estate taxes for Tract 3 will be pro-rated to the closing date based on the 2017 taxes paid in 2018. Buyer(s) will assume all real estate taxes payable in 2019 and thereafter.
