Auction Location: Edgar County 4-H Building, 319 E. Elliot St., Paris, IL.

Directions to Auction Site: From the Courthouse Square in downtown Paris, travel north on Main St./IL Hwy. 1 for 12 blocks to Elliot St., turn east on Elliot St., the 4-H Building is on the north side of Elliot St.

Directions to Property: From Paris, IL travel west 9 miles on IL Rt. 16 to CR 450E, travel south 2 miles on CR 450E to CR 400N, travel east 1/2 mile on CR 400N to property on south side of road.

Property Description: 108 +/- acres of highly productive farmland located in Sections 4 & 5 of Grandview Township with road frontage along the entire north boundary on CR 400N. According to Edgar County FSA Office this tract consists of 104.52 tillable acres classified HEL with 51.9 acres corn base, 51.5 acres soybean base; PLC-yield of 119 for corn, 39 for soybeans. The Productivity Index (PI) for the soils on this farm is 128.8.

Tenant Rights: Tenant rights are open for the 2018 crop year.

Real Estate Taxes: The real estate taxes paid in 2017 were $2,287.62.

Auction Terms and Conditions

Auction Procedure: This property will be offered in one tract on a per acre basis. The final bid price is subject to the Seller’s acceptance or rejection.

Down Payment: Ten percent (10%) down payment on the day of the auction upon signing a purchase agreement immediately following the close of the auction. The down payment can be paid by personal check, corporate check or cashier’s check. The remaining balance will be due on or before December 15, 2017 at the closing with delivery of deed. Property is being sold subject to any easements or right of ways of public record. Bidders should keep in mind that your bidding is not conditional to financing, so make certain that you have arranged financing if you need it.

Possession: Buyer will receive full possession at the time of closing.

Acceptance of bid prices: The successful bidder will be required to sign purchase agreement at the auction site immediately following the close of the auction. The final bid price is subject to the Seller’s acceptance or rejection.

Title: Seller will offer title insurance on the property being offered in the auction.

Survey: The subject property has an existing legal descriptions that can be used in its transfer. Therefore, the Sellers will not be providing a survey. You will be bidding and closing on the tax bill acreage.

Real Estate Taxes: The Seller shall give the Buyer a credit at the time of closing for the 2016 taxes paid in 2017, based upon the most recently ascertainable tax figure available at closing. Buyer will assume all real estate taxes payable in 2018 and thereafter.

Mineral Rights: Buyer will receive mineral rights owned by the seller.

Agency: Moss Auction Team and their staff are exclusive agents for the Seller.
