Auction location: Edgar County 4-H Building in Paris, IL.

Directions to Auction Site: From the Courthouse Square in downtown Paris, travel north on Main St./IL Hwy. 1 for 12 blocks to Elliot St., turn east on Elliot St., 4-H Building is on the north side of Elliot St.

Directions to Property: From Paris: travel west on IL Rt. 133 for 7.5 miles to CR 575E/Shiloh Rd., travel north 1.5 miles on CR 575N/Shiloh Rd. to Tract 1 on east side of road. For Tract 2 travel west of Paris on IL Rt. 133 for 11.5 miles to CR 200E, travel north 1 mile on CR 200E to Tract 2 on east side of road. Watch for signs.

Tract Descriptions: Tract 1: 41.25 +/- surveyed acres of highly productive farmland in Section 15 of Buck Township with excellent road frontage on Shiloh road along the west boundary. The soil types for tract 1 are 52.8% Drummer, 41.9% Raub and 5.3% Flanagan. Tract 2: 75.33 +/- acres of productive tillable farmland in Section 13 of Embarrass Township with road front along CR200E. The soil types for tract 2 are 70.4% Drummer, 10.8% Pella, 9.7% Flanagan, 5.9% Toronto and 3.2% Dana.

F.S.A. Information: Tract 1: 41 +/- tillable acres classified NHEL with direct yields-134 bushels for corn, 36 bushels for soybeans; counter cyclical yields-151 bushels for corn, 43bushels for soybeans. Tract 2: 75.27 +/- tillable acres classified NHEL with 37.7 base acres corn, 37.6 base acres soybean; direct yields-130 bushels for corn, 36 bushels for soybeans; counter cyclical yields-135 bushels for corn, 43bushels for soybeans. Neither tract contains any wetlands.

Tenant Rights: Tenant rights are open for the 2015 crop year.

Real Estate Taxes: The 2013 real estate taxes paid in 2014 were $1,268.03 ($30.74/acre) for Tract 1 and $2,401.86 ($31.88/acre) for Tract 2.

Auction Terms and Conditions

Auction Procedure: This property will be offered in 2 tracts and will not be combined with one another. Bidders will be able to bid on either tract at several different times. The property will be sold on a per acre basis, subject to the sellers’ acceptance. The auction procedure, conduct and bid increments are at the direction and discretion of only the Auctioneer.

Down Payment: Ten percent (10%) down payment on the day of the auction upon signing a purchase agreement immediately following the close of the auction. The remaining balance will be due on or before December 24, 2014 at the closing with delivery of deed. Property is being sold subject to any easements or right of ways of public record. Buyer(s) will receive full possession at the time of closing. Buyer(s) should keep in mind that your bidding is not conditional to financing, so make certain that you have arranged financing if you need it.

Acceptance of bid prices: The successful bidder(s) will be required to sign purchase agreements at the auction site immediately following the close of the auction. The final bid price is subject to the sellers acceptance or rejection.

Real Estate Taxes: The real estate taxes will be deducted from the selling price based on the taxes paid in 2014. Buyer(s) will assume real estate taxes payable in 2015 and thereafter.

Title: Sellers will offer title insurance on the property being offered in the auction.

Mineral Rights: Buyer(s) will receive mineral rights owned by sellers.
