Directions to Auction Site: From the Courthouse Square in downtown Paris, travel north on Main St./IL Hwy. 1 for 12 blocks to Elliot St., turn east on Elliot St., 4-H Building is on the north side of Elliot St.

Tract 1: From Chrisman, IL travel north 4 miles on IL Hwy. 1 to property on east side of IL Hwy. 1.

Tract 2: From Paris, IL travel south 5 miles on IL Hwy. 1 to property on the west side of IL Hwy. 1.

Tract 3: From Paris, IL travel south 4.5 miles on IL Hwy. 1 to CR 300N, travel east 1mile on CR 300N to CR 1625E, travel north 1/4 mile to property on east side of CR 1625E.

Tract 1: 64.85 +/- acres of productive farmland located in Section 1 of Ross Twp. & Section 6 of Prairie Twp. in Edgar County. According to Edgar County FSA Office this tract consists of 59.82 tillable acres classified HEL with 29.9 acres corn base, 29.9 acres soybean base; PLC-yield of 142 for corn, 40 for soybeans. This property has excellent blacktop road frontage along the entire south boundary on CR 2700N. The Productivity Index (PI) for the soils on this tract is 121.2.

Tract 2: 102.63 +/- acres of highly productive farmland located in Sections 6 & 12 of Symmes Twp. in Edgar County. According to Edgar County FSA Office this tract consists of 99.7 tillable acres classified NHEL with 50.4 acres corn base, 49.3 acres soybean base; PLC-yield of 149 for corn, 47 for soybeans. This property has excellent blacktop road frontage along the entire north boundary on CR 300N and along the east boundary on IL Hwy. 1. The Productivity Index (PI) for the soils on this tract is 109.3.

Tract 3: 60 +/- acres of outstanding land located in Section 32 of Symmes Twp. in Edgar County. According to Edgar County FSA Office this tract consists of 42.86 tillable acres classified NHEL with 21.2 acres corn base, 21.2 acres soybean base; PLC-yield of 131 for corn, 46 for soybeans. In addition, this tract has 17.14 acres in woodlands for tremendous hunting use and road frontage along the west boundary on CR 1625E. The Productivity Index (PI) for the soils on this tract is 113.8.

Tract 4: 80 +/- acres of farmland located in Section 21 of Westfield Twp. in Clark County. According to Clark County FSA Office this tract consists of 60.22 tillable acres, of which 27.06 acres are classified NHEL and 33.16 acres  classified HEL with 45.1 acres corn base, 15.1 acres soybean base; PLC-yield of 104 for corn, 35 for soybeans. Also, this tract has 17.43 acres in woodlands for exceptional hunting use and road frontage along the east boundary on CR 250 St. and along the south boundary on CR 2200 Rd. The Productivity Index (PI) for the soils on this tract is 109.6.

Tenant Rights: Tenant rights are open for the 2017 crop year.

Real Estate Taxes: The real estate taxes paid in 2016 were as follows: Tract 1 $749.82; Tract 2 $733.66; Tract 3 $454.64 and Tract 4 $684.34.

Auction Terms and Conditions

Auction Procedure: This property will be offered in 4 individual tracts on a per acre basis. Each tract shall stand on its own merits and will not be combined with any other tracts. Bidders will be able to bid on any tract at several different times during the auction resulting in highest total sale price.

Down Payment: Ten percent (10%) down payment on the day of the auction upon signing a purchase agreement(s) immediately following the close of the auction. The down payment can be paid by personal check, corporate check or cashier’s check. The remaining balance will be due on or before February 13, 2017 at the closing with delivery of deed. Property is being sold subject to any easements or right of ways of public record. Bidders should keep in mind that your bidding is not conditional to financing, so make certain that you have arranged financing if you need it.

Possession: Buyer(s) will receive full possession at the time of closing.

Acceptance of bid prices: The successful bidder(s) will be required to sign purchase agreement(s) at the auction site immediately following the close of the auction. The final bid price is subject to the Seller’s acceptance or rejection.

Title: Seller will offer title insurance on the property being offered in the auction.

Real Estate Taxes: The real estate taxes will be deducted from the selling price(s) based on the taxes paid in 2016. Buyer(s) will assume all real estate taxes payable in 2017 and thereafter.

Mineral Rights: Buyer(s) will receive mineral rights owned by the seller.
