Directions to Auction Site: From the Courthouse Square in downtown Paris, travel north on Main St./IL Hwy. 1 for 12 blocks to Elliot St., turn east on Elliot St., 4-H Building is on the north side of Elliot St.
Directions to Tracts: From Paris, IL travel west 1.3 miles on IL Hwy. 16 to CR 1250 E/Public Well Rd., travel south 3.5 miles on CR 1250 E/Public Well Rd. to Tract 2 on the east side of road. For Tract 1, continue south on CR 1250 N/Public Well Rd. to CR 450 N, Tract 1 is on the south side of CR 450 N. Watch for signs.
Tract 1: 127.5 +/- acres of productive farmland located in Section 34 of Symmes Twp. in Edgar County. According to Edgar County FSA Office this tract consists of 110.42 tillable acres classified HEL with 70.82 acres corn base, 35.56 acres soybean base, 4.04 acres wheat base; PLC-yield of 127 for corn, 43 for soybeans, 58 for wheat. This property has good road frontage along three boundaries. Tract includes the improvements of two quality pole buildings, a 60′ x 80′ and a 44′ x 60′. The Productivity Index (PI) for the tillable soils on this tract is 105.7.
Tract 2: 84.85 +/- acres of farmland located in Section 34 of Symmes Twp. in Edgar County. According to Edgar County FSA Office this tract consists of 65.65 tillable acres classified HEL with 35.94 acres corn base, 27.83 acres soybean base, 1.75 acres wheat base; PLC-yield of 127 for corn, 43 for soybeans, 58 for wheat. This property has excellent blacktop road frontage along the entire west boundary on CR 1250E/Public Well Rd. Auction Terms and Conditions
Auction Procedure: This property will be offered in 2 individual tracts on a per acre basis. Each tract shall stand on its own merits and will not be combined with the other tract. Bidders will be able to bid on either tract at several different times during the auction resulting in highest total sale price.
Down Payment: Ten percent (10%) down payment on the day of the auction upon signing a purchase agreement(s) immediately following the close of the auction. The down payment can be paid by personal check, corporate check or cashier’s check. The remaining balance will be due on or before February 10, 2018 at the closing with delivery of deed. Property is being sold subject to any easements or right of ways of public record. Bidders should keep in mind that your bidding is not conditional to financing, so make certain that you have arranged financing if you need it.
Possession: Buyer(s) will receive full possession at the time of closing.
Acceptance of bid prices: The successful bidder(s) will be required to sign purchase agreement(s) at the auction site immediately following the close of the auction. The final bid price is subject to the Seller’s acceptance or rejection.
Title: Seller will offer title insurance on the property being offered in the auction.
Real Estate Taxes: The real estate taxes will be deducted from the selling price(s) based on the taxes paid in 2017. Buyer(s) will assume all real estate taxes payable in 2018 and thereafter.
