Directions to Property: From the Paris, travel west 5 miles on IL Rt. 16 to property on south side of the road. Watch for signs.
Tract 1: 114.59 +/- acres with 84.55 of exceptional woodlands for any sportsman hunting Whitetail Deer or Turkey, in addition to future marketable timber. Tract 1 also includes 30.04 acres of productive tillable farmland for a great return on your investment and this tract has excellent road frontage on IL Rt. 16.

Auction Terms and Conditions
Auction Procedure: This property will be offered in 2 tracts or as a whole. Bidders will be able to bid on either tract or the whole acreage during the auction. The property will be sold in the manner resulting in the highest total sale price, subject to the seller’s acceptance. The auction procedure, conduct and bid increments are at the direction and discretion of only the Auctioneer.
Down Payment: Ten percent (10%) down payment on the day of the auction upon signing a purchase agreement immediately following the close of the auction. The remaining balance will be due on or before September 23, 2014 at the closing with delivery of deed. Property is being sold subject to any easements or right of ways of public record. Buyer(s) will receive full possession at the time of closing. Buyer(s) should keep in mind that your bidding is not conditional to financing, so make certain that you have arranged financing if you need it.
Acceptance of bid prices: The successful bidder(s) will be required to sign purchase agreements at the auction site immediately following the close of the auction. The final bid price is subject to the Seller’s acceptance or rejection.
Title: Seller will offer title insurance on the property being offered in the auction in the amounts of the purchase prices. Seller shall pay the premium for the title insurance and all search charges related to the seller.

Mineral Rights: Buyer(s) will receive mineral rights owned by seller.
Tenant Rights, Hunting Rights & Possession: Tenant rights are in place for the remaining 2014 crop year. Full possession for the tillable acres will be given to the buyer(s) after the 2014 crop is harvested. The hunting rights are open for the 2014 hunting season. Full possession for the woodlands will be given to the buyer(s) at time of closing.
Real Estate Taxes: The real estate taxes will be deducted from the selling price based on the taxes paid in 2014. Buyer(s) will assume real estate taxes payable in 2015 and thereafter.
