Property Description: 40 +/- acres of prime productive farmland located in Section 25 of Buck Township. According the Edgar County FSA Office this farm consists of 41.11 tillable acres classified NHEL. This farm has excellent road frontage along county road 1200N. The Productivity Index (PI) for the soils on this tract is 144.

Directions to Property: From Paris, IL travel west 5.5 miles on IL Hwy. 133 to CR 800E, travel north 1.25 miles on CR 800E to CR 1200N, travel east on CR 1200N half a mile to property on south side of road. Watch for signs.

Tenant Rights: Tenant rights are open for the 2020 crop year. Given the timing of this farmland auction being so close to spring planting season, the buyer will be allowed to perform spring tillage, herbicide spraying, fertilizer application, etc. on this farm at the buyer’s expense and liability before the actual closing.

Real Estate Taxes: The 2018 real estate taxes paid in 2019 were, $1,821.54 or $45.54/acre.

On Wednesday, April 15, 2020 at 10 AM CST this auction will close/end. If a bid is placed within the last 5 minutes, bidding on this parcel of land will be extended another 5 minutes. You cannot be “sniped” as on eBay. If a bid is placed within the last 5 minutes, bidding on this parcel of land will be extended another 5 minutes. You can place your highest bid and the system will start with the lowest increment and automatically bid for you in the increments until you run out of money, then you must bid again. It will be up to all registered bidders to follow the bidding. By bidding in this auction, bidders understand that they are in agreement with the rules and regulations of this auction and have no recourse. By placing any bid on this parcel of land, you are entering into a legally binding and irrevocable contract with the Auction Company to purchase this parcel of land in accordance with the Terms and Conditions of the Auction. The final bid price is subject to the Seller’s acceptance or rejection.

Payment Information: The winning bidder will be notified immediately at the conclusion of this online only auction via phone to make arrangements to either sign the purchase agreement in person or via email with the following terms. Ten percent (10%) down payment on the day of the auction upon signing a purchase agreement immediately following the close of the auction. The down payment can be made with personal or company check, cashier’s check or wire transfer. The remaining balance will be due on or before May 15, 2020 at the closing with delivery of deed. Property is being sold subject to any easements or right of ways of public record. Buyer will receive full possession at the time of closing. Bidders should keep in mind that your bidding is not conditional to financing, so make certain that you have arranged financing if you need it. The final bid price is subject to the Seller’s acceptance or rejection.

Title: Sellers will offer title insurance on the property being offered in the auction. The Sellers shall pay any search and closing costs that are customarily associated for a seller. The Buyer shall pay closing costs that are customarily associated with a real estate purchase. Upon full receipt of the entire purchase price by Sellers, Sellers shall deliver to Buyer a Deed conveying title in and to the property to the Buyer.

Real Estate Taxes: The Sellers shall give the Buyer a credit at the time of closing based upon the most recently ascertainable tax figure available at closing. Buyer will assume all real estate taxes payable in 2020 and thereafter.

Mineral Rights: Buyer will receive mineral rights owned by the seller.
