From Dana, IN - north 5.8 miles on IN St. Rt. 71 to CR 75W at Vermillion River bridge, north 2.6 miles on CR 75W to CR 250N, west 2 miles on CR 250N (turns into CR 200N) across new bridge to property on the east side of CR 250W.

From Cayuga, IN - intersection of IN St. Rt. 234 & Division St. travel south .7 mile on Division St. to CR 400N/Park St., west .8 mile on CR 400N/Park St. to CR 75W, south 1.8 mile on CR 75W to CR 250N, west 2 miles on CR 250N (turns into CR 200N) across new bridge to property on the east side of CR 250W.

Legal Description: southwest ¼ of the northeast ¼ in Section 29 T17N-R10W containing 40 acres, north part of the northwest ¼ of the southeast ¼ in Section 29 T17N-R10W containing 17 acres and the southwest corner of the north ½ of the northeast ¼ in Section 29 T17N-R10W containing 11.404 acres in Vermillion County, IN.

 

F.S.A. Information: 11.4 NHEL acres in the Conservation Reserve Program for reforestation until September 2019 with an annually payment of $1,345.00. 4.6 NHEL acres not in CRP.

 

Classified Forest/Reforestation: 5,000 hardwoods planted in April of 2005 consisting of Walnut, Bur Oak, Swamp White Oak, Sycamore, Pecan, Silver Maple, Kentucky Coffee Tree, Bald Cypress and Tulip Poplar seedlings.  

 

Real Estate Taxes: The real estate taxes due in 2009 will be deducted from the selling price based on the taxes paid in 2008. The real estate taxes paid in 2008 were $390.92 or $5.71/acre. Buyer(s) will assume real estate taxes payable thereafter.

 

Auction Terms and Conditions

Down Payment: Ten percent (10%) down payment on the day of the auction upon signing a purchase agreement immediately following the close of the auction. The remaining balance will be due in 30 days at the closing with delivery of deed. Property is being sold subject to any easements or right of ways of public record. Buyer(s) will receive full possession at the time of closing. Buyer(s) should keep in mind that your bidding is not conditional to financing, so make certain that you have arranged financing if you need it.

 

Acceptance of bid prices: The successful bidder(s) will be required to sign purchase agreements at the auction site immediately following the close of the auction. The final bid price is subject to the Seller’s acceptance or rejection.

 

Title: Seller will offer title insurance on the property being offered in the auction.

 

Conservation Reserve Program: Buyer(s) will have to sign CRP contract with the Farm Service Agency to continue the current program.

 

Mineral Rights: Buyer(s) will receive mineral rights owned by seller.
