Auction Procedure: Personal property will sell first starting at 9:30 AM. Guns, ammo and gun safe will sell at 10:30 AM. The real estate will be offered at approximately 12:30 PM. NOTE: We will be running 2 auction rings part of the time due to the vast amount of items in this auction. Bring a friend and lawn chairs for an exciting auction.
Terms for Personal Property: Cash, check or credit card with a 3% convenience fee for using credit card. Photo ID required to register for a Buyer’s number. All gun & ammo purchases must be paid for by check or cash. Not responsible for accidents or articles left after day of Sale. Neither Auctioneers nor Owner guarantee condition of Merchandise in this Sale. Due diligence is the responsibility of the bidder/buyer.
Real Estate Terms and Conditions: Down payment of 10% on the day of the auction upon signing a purchase agreement(s) immediately following the close of the auction. The remaining balance(s) will be due in 30 days at the closing with delivery of deed(s). Property is being sold subject to any easements or right of ways of public record. Buyer(s) will receive full possession at the time of closing. Buyer(s) should keep in mind that your bidding is not conditional to financing, so make certain that you have arranged financing if you need it.
Real Estate Acceptance of bid price: The successful bidder will be required to sign purchase agreements at the auction site immediately following the close of the auction. The final bid price is subject to the Seller’s acceptance or rejection.
Real Estate Title Insurance: Seller will offer title insurance on the property being offered in the auction. Seller shall pay the premium for the Title Insurance Policy and the only seller’s search charges. Any search charges and closing costs associated with the buyer shall be paid by the buyer.
Real Estate Taxes: The real estate taxes will be prorated to the time of closing.
